In 2021, Midwest Properties successfully acquired the Bensar Properties Portfolio, a significant 3.6 million square foot portfolio consisting of 27 properties, including 26 industrial buildings and 35 tenants, located from Piqua to Sidney, Ohio. This acquisition was unique not only because of its size but also due to the inclusion of a third-party logistics company operated by the seller, which presented challenges for many real estate investors.
This marked the largest acquisition in Midwest Properties’ history, effectively doubling our portfolio size and establishing us as one of the largest private industrial real estate companies in Cincinnati, Ohio.
We placed the portfolio under contract, conducted thorough inspections—including third-party reports for all 27 properties—secured financing, and successfully closed the deal in under 90 days, all without re-trading the seller or extending the timeline. Additionally, we acquired the logistics company and onboarded all personnel to ensure a seamless transition of ownership and operations. This strategic move not only expanded our portfolio but also enhanced our operational capabilities in the logistics sector.
