2850 Needmore Road suffered from severe deferred maintenance over a period of several years, however, its location being only a quarter of a mile off of I-75 on a corner lot with high visibility and traffic counts made it a diamond in the rough.  Proving to be a more difficult acquisition due to its environmental hurdles, we were able to help the seller through the process and acquire it as a clean site.  The property has been fully leased and is currently undergoing a complete renovation including the following:

-Demolition of the interior of the building including a steel mezzanine, removal of former cranes and associated structural additions.

-The addition of two docks at the rear of the building allowing access for 53’ truck and trailers

-A complete redesign of the façade of the building bringing a modern feel

-Expansion of the site allowing outdoor storage capacity and better overall site circulation

-Replacement of the roof

-Construction of new office

-Painting the warehouse walls and ceilings

-Grinding and polishing warehouse floors

-Installing new LED lighting throughout

-New dock doors and seals

-Painting the exterior

-New windows and doors
