Midwest Properties takes pride in the level of detail and consistency it delivers to its tenants.  We acquire every building with the intent of implementing our long-term hold approach maximizing both value and life of an asset.  Midwest completes nearly $10 million in construction annually leaving no stone unturned during the process.  2850 Needmore Road is only one of our 160+ buildings that properly represent our design and construction capabilities.  We not only renovate what exists, but we extract a property’s maximum functionality while also creating a fun design to modernize every building we own.  Doing what is right for the property always takes precedence over cost.

2850 Needmore Road suffered from severe deferred maintenance over a period of several years, however, its location being only a quarter of a mile off of I-75 on a corner lot with high visibility and traffic counts made it a diamond in the rough.  Proving to be a more difficult acquisition due to its environmental hurdles, we were able to help the seller through the process and acquire it as a clean site.  The property has been fully leased and is currently undergoing a complete renovation including the following:

• Demolition of the interior of the building including a steel mezzanine, removal of former cranes and associated structural additions.
• The addition of two docks at the rear of the building allowing access for 53’ truck and trailers
• A complete redesign of the façade of the building bringing a modern feel
• Expansion of the site allowing outdoor storage capacity and better overall site circulation
• Replacement of the roof
• Construction of new office
• Painting the warehouse walls and ceilings
• Grinding and polishing warehouse floors
• Installing new LED lighting throughout
• New dock doors and seals
• Painting the exterior
• New windows and doors
• New HVAC throughout
